This detailed information provides important indicators for pricing and marketing strategies for buyers and sellers. Rancho Santa Fe, Del Mar, La Jolla, Carmel Valley, Coronado, Encinitas, and Rancho Bernardo/Santaluz/4S Ranch

 

Rancho Santa Fe Luxury Real Estate 2013 YTD sales as of 10/15/13= 248 with 232 active listings currently on the market. In 2012 sales as of 10/15 = 206 and there were 193 active listings on the market. Year-over-year Rancho Santa Fe has held steady at about an 11-month supply of inventory with sales UP 20% and inventory up 20%.

Del Mar  Luxury Real Estate 2013 YTD sales as of 10/15/13 =226 with 90 active listings currently on the market. In 2012 sales as of 10/15 = 177 and there were 87 active listings on the market. Year-over-year Del Mar has held steady at about a 5-month supply of inventory with inventory essentially even and sales UP 28%.

Encinitas Luxury Real Estate YTD sales as of 10/15/13= 568 with 157 active listings currently on the market. In 2012 sales as of 10/15 =547 and there were 132 active listings on the market. Year-over-year Encinitas has held steady at about a 3-month supply of inventory with sales UP 4% and inventory up 19%.

La Jolla Luxury Real Estate 2013 YTD sales as of 10/15/13 = 644 with 308 active listings currently on the market. In 2012 sales as of 10/15 = 520 and there were 247 active listings on the market. Year-over-year La Jolla has held steady at about a 5.5 month supply of inventory with sales UP 24% and inventory up 25%.

Rancho Bernardo, Santaluz, The Crosby, 4S Ranch Luxury Real Estate  2013 YTD sales as of 10/15/13= 1568 with 271 active listings currently on the market. In 2012 sales as of 10/15 = 1447 and there were 159 active listings on the market. Year-over-year Rancho Bernardo has have gone from a 1.5-month supply of inventory to almost  a 2-month supply with inventory up 70% and sales UP 8%.

Carmel Valley Luxury Real Estate 2013 YTD sales as of 10/15/13= 707 with 136 active listings currently on the market. In 2012 sales as of 10/15 = 617 and there were 86 active listings on the market. Year-over-year Carmel Valley has gone from a 1.5-month supply of inventory to just over a 2-month supply with inventory up by 58% and sales UP 15%.

Coronado Luxury Real Estate 2013 YTD sales as of 10/15/13= 244 with 135 active listings currently on the market. In 2012 sales as of 10/15 = 221 and there were 157 active listings on the market. Year-over-year Coronado has gone from just under an 8-month supply of inventory to a 5.5-month supply with inventory decreased by 14% and sales UP 10%.
