Breakdown of MLS reported sales for 7 luxury areas analyzed by price points with year supply estimates. This detailed information provides important indicators for pricing and marketing strategies for buyers and sellers. Rancho Santa Fe, Del Mar, La Jolla, Carmel Valley, Coronado, Encinitas, and Rancho Bernardo/Santaluz/4S Ranch

Rancho Santa Fe Luxury Real Estate 2013 YTD sales as of 6/15/13= 134 with 244 active listings currently on the market. In 2012 sales as of 6/15 = 110 and there were 234 active listings on the market. Year-over-year Rancho Santa Fe has gone from a 13-month supply of inventory to an 11-month supply with inventory up 4%  and sales up 22%.

Del Mar  Luxury Real Estate 2013 YTD sales as of 6/15/13 =102 with 109 active listings currently on the market. In 2012 sales as of 6/15 = 104 and there were 127 active listings on the market. Year-over-year Del Mar has gone from just over a 7-month supply of inventory to a 5.5-month supply with inventory decreased by 14% and sales essentially even.

Encinitas Luxury Real Estate YTD sales as of 6/15/13= 306 with 137 active listings currently on the market. In 2012 sales as of 6/15 =279 and there were 179 active listings on the market. Year-over-year Encinitas has gone from just under a 4-month supply of inventory to just a 2.5-month supply with inventory decreased by 23% and sales up 10%.

La Jolla Luxury Real Estate 2013 YTD sales as of 6/15/13 = 361 with 251 active listings currently on the market. In 2012 sales as of 6/15 = 277 and there were 310 active listings on the market. Year-over-year La Jolla has gone from just under a 7-month supply of inventory to just over a 4-month supply with inventory decreased by 19% and sales up 30%.

Rancho Bernardo, Santaluz, The Crosby, 4S Ranch Luxury Real Estate  2013 YTD sales as of 6/15/13= 803 with 179 active listings currently on the market. In 2012 sales as of 6/15 = 781 and there were 253 active listings on the market. Year-over-year Rancho Bernardo has have gone from a 2-month supply of inventory to just a 1-month supply with inventory decreased by 29% and sales up 3%.

Carmel Valley Luxury Real Estate 2013 YTD sales as of 6/15/13= 402 with 112 active listings currently on the market. In 2012 sales as of 6/15 = 342 and there were 162 active listings on the market. Year-over-year Carmel Valley has gone from a 3-month supply of inventory to just a 2-month supply with inventory decreased by 20% and sales up 18%.

Coronado Luxury Real Estate 2013 YTD sales as of 6/15/13= 127 with 162 active listings currently on the market. In 2012 sales as of 6/15 = 117 and there were 195 active listings on the market. Year-over-year Coronado has gone from a 9-month supply of inventory to a 7-month supply with inventory decreased by 17% and sales up 9%.
