Breakdown of MLS reported sales for 7 luxury areas analyzed by price points with year supply estimates. This detailed information provides important indicators for pricing and marketing strategies for buyers and sellers.

Rancho Santa Fe Luxury Real Estate 2012 YTD sales as of 12/15/12= 246 with 193 active listings currently on the market. In 2011 sales as of 12/15 = 203 and there were 243 active listings on the market. Year-over-year Rancho Santa Fe has gone from a 13.5-month supply of inventory to just under an 11-month supply with inventory decreased by 21% and sales volume up by 21%.

Del Mar  Luxury Real Estate 2012 YTD sales as of 12/15/12 =212 with 73 active listings currently on the market. In 2011 sales as of 12/15 = 202 and there were 136 active listings on the market. Year-over-year Del Mar has gone from a 12-month supply of inventory to a 4-month supply with inventory decreased by 46% and sales up 5%.

Encinitas Luxury Real Estate 2012 YTD sales as of 12/15/12= 659 with 110 active listings currently on the market. In 2011 sales as of 12/15 = 537 and there were 217 active listings on the market. Year-over-year Encinitas has gone from just under a 5-month supply of inventory to a 2.5-month supply with inventory decreased by 49% and sales volume up by 23%.

La Jolla Luxury Real Estate 2012 YTD sales as of 12/15/12 = 660 with 218 active listings currently on the market. In 2011 sales as of 12/15 = 514 and there were 323 active listings on the market. Year-over-year La Jolla has gonefrom a 7-month supply of inventory to just under a 5-month supply with inventory decreased by 33% and sales volume up by 28%.

Rancho Bernardo, Santaluz, The Crosby, 4S Ranch Luxury Real Estate  2012 YTD sales as of 12/15/12= 1740 with 129 active listings currently on the market. In 2011 sales as of 12/15 = 1310 and there were 454 active listings on the market. Year-over-year Rancho Bernardo has have gone from a 3.5-month supply of inventory to just a 1-month supply with inventory decreased by 71% and sales volume up by 33%.

Carmel Valley Luxury Real Estate 2012 YTD sales as of 12/15/12= 736 with 73 active listings currently on the market. In 2011 sales as of 12/15 = 609 and there were 189 active listings on the market. Year-over-year Carmel Valley has gone from a 3-month supply of inventory to just over a 1-month supply with inventory decreased by 61% and sales volume up by 21%.

Coronado Luxury Real Estate 2012 YTD sales as of 12/15/12= 264 with 154 active listings currently on the market. In 2011 sales as of 12/15 = 229 and there were 172 active listings on the market. Year-over-year Coronado has gone from a 9.5-month supply of inventory to a 7.5-month supply with inventory decreased by 10% and sales volume up by 15%.
