“Since in the first quarter of last year 118 La Jolla homes were reported closed, and now (2/15) the MLS shows 47 closed, it seems we’re a little behind last year. Although there’s no way of checking how many were in escrow at this time last year, the 102 CURRENT ESCROWS (pending and contingent) in La Jolla makes it feel like we could far exceed last year in activity!”
“Median and average prices for 2011 (compared to 2010) reached even (median) and positive (+2.4% – average) territory compared to previous years FOR THE FIRST TIME SINCE 2005. We believe all this signals a positive change in the La Jolla market this year! “

“2012 will be the year where San Diego begins to see a return to normal sales volume. It’s already beginning at the coast in the entry level price points. The improving job market and low interest rates will drive the recovery although foreclosures will continue to be a headwind toward any price appreciation for at least the next 2 years.”
