This detailed information provides important indicators for pricing and marketing strategies for buyers and sellers. Rancho Santa Fe, Del Mar, La Jolla, Carmel Valley, Coronado, Encinitas, and Rancho Bernardo/Santaluz/4S Ranch

Rancho Santa Fe Luxury Real Estate 2013 YTD sales as of 7/15/13= 167 with 266 active listings currently on the market. In 2012 sales as of 7/15 = 134 and there were 218 active listings on the market. Year-over-year Rancho Santa Fe has held steady at a 12-month supply of inventory with sales UP 25%.

Del Mar  Luxury Real Estate 2013 YTD sales as of 7/15/13 =139 with 102 active listings currently on the market. In 2012 sales as of 7/15 = 123 and there were 122 active listings on the market. Year-over-year Del Mar has gone from just under a 7-month supply of inventory to a 5-month supply with inventory decreased by 16% and sales UP 13%.

Encinitas Luxury Real Estate YTD sales as of 7/15/13= 375 with 141 active listings currently on the market. In 2012 sales as of 7/15 =345 and there were 182 active listings on the market. Year-over-year Encinitas has gone from just under a 4-month supply of inventory to a 2.5-month supply with inventory decreased by 23% and sales up 9%.

La Jolla Luxury Real Estate 2013 YTD sales as of 7/15/13 = 436 with 285 active listings currently on the market. In 2012 sales as of 7/15 = 338 and there were 222 active listings on the market. Year-over-year La Jolla has gone from just under a 7-month supply of inventory to just under a 5-month supply. Inventory has actually increased by 28% and sales have also increased by 29%.

Rancho Bernardo, Santaluz, The Crosby, 4S Ranch Luxury Real Estate  2013 YTD sales as of 7/15/13= 1026 with 210 active listings currently on the market. In 2012 sales as of 7/15 = 935 and there were 244 active listings on the market. Year-over-year Rancho Bernardo has have gone from a 2-month supply of inventory to just over a 1-month supply with inventory decreased by 14% and sales up 10%.

Carmel Valley Luxury Real Estate 2013 YTD sales as of 7/15/13= 486 with 129 active listings currently on the market. In 2012 sales as of 7/15 = 410 and there were 160 active listings on the market. Year-over-year Carmel Valley has gone from a 3-month supply of inventory to just a 2-month supply with inventory decreased by 19% and sales up 16%.

Coronado Luxury Real Estate 2013 YTD sales as of 7/15/13= 150 with 160 active listings currently on the market. In 2012 sales as of 7/15 = 146 and there were 206 active listings on the market. Year-over-year Coronado has gone from a 10-month supply of inventory to just under a 7-month supply with inventory decreased by 22% and sales essentially even.
