QUESTION: Is now the right time to put your house on the market?

“Approach it factually. The data shows the market is shifting. The direct drivers of the market are inventory and interest rates. With both increasing, we are seeing signs of pricing beginning to level off. That said, seasonally our inventory is still low, and rates have pulled back. Buyers are starting to come back in to the market with confidence. If the transition makes sense for you this year, getting your home on the market before any significant increase in inventory or rates will prove to be in your favor.”

“My advice for a Seller considering putting their home on the market- Absolutely! Early spring is a great time to sell your home, the earlier you get your home on the market, the better. Presently, interest rates are low, but a change in the financial markets and international business can cause interest rates to rise on a whim. In addition, many new businesses are relocating their offices to San Diego. Partner with trusted talent. I offer a five-star concierge experience, coupled with modern technology and high line marketing. I will price your home properly; give each room a purpose, and stage your home for the greatest curb appeal.”

“Spring is typically the best time to put your home on the market. The timing depends on the seller’s needs as to when they want to move. Families typically move when school is out to get situated before vacations or the start of the school year. The market slowed through the Holidays and early 2019. Inventory and buyer activity’s increasing but buyers seem cautious which can add to market time. Sellers should have their home in the best showing condition possible and priced appropriately. Inventory will likely increase during spring, so an earlier start is beneficial.”

“I would advise each seller differently, depending on what they are trying to sell. Current trends indicate that the product dictates the market. Newer construction and recently renovated properties are presently in higher demand, as a turn-key product is very appealing to today’s buyer. Older homes that do not exude the current popular trends are accumulating market time and are over saturated. The “fixers” that sell, are generally at a bargain price.”
