The NEW Model: NEW HOME DESIGN FOR 2014
With inventory still running tight any new housing entering the market is a boon, but San Diego’s luxury home builders are doing anything but rest on their laurels.
Today’s new home buyer is savvy and the 2014 definition of luxury includes not just amenities but value, craftsmanship, and individuality. We chatted with some of San Diego’s finest builders to find out more about what today’s new home buyer is looking for and how they are ready to meet the challenge.
“The San Diego luxury market is unique,” notes Matt Sauls, Regional Marketing Director for Pardee Homes. “From doctors to software executives, these high-end buyers might wear board-shorts in the morning to catch a few waves or paddleboard before heading off to work, and then change into a tux to sponsor a gala benefit event in the evening. The focus is on upscale, casual and comfortable design with a distinct personality.”
This means no more cookie cutter solutions; each home in a project must be considered carefully for its own unique characteristics just as you would when building a custom estate. At Davidson Communities new project, Arterro at La Costa, where the property is elevated and views vary from house-to-house a tailored approach was taken, designing the individual homes with the master bedroom either in the front or the back to capture the best natural light, views and breeze. “There is no ‘one size fits all’ here,” Bill Davidson, President of Davidson Communities affirmed.

Today’s buyers especially are also looking to have a say beyond just flooring or a paint color. Rachel Collins, Regional Director of Sales for Pardee Homes has found, “This buyer is looking for a complete design experience; one where they can make decisions about design and have choices that reflect their level of sophistication and taste.” These tastes include more lifestyle focused elements like multifunctioning kitchen islands, drop zones, open floor plans with multiple seating areas, wireless technologies, and flexible rooms that can transition from nanny, to older children at home to grandparents. Luxury means convenience, flexibility, and ease of day-to-day in addition to the resort style elements that have come to be expected.
One thing everyone agreed will never go out of style is San Diegan’s focus on indoor/ outdoor living. Outdoor kitchens/media/living rooms and open flow from the indoor spaces to the out are top on buyer’s lists along with location, location, location.
